What Affects an LVP Flooring Estimate? 7 Things That Move the Number

Most homeowners start with one question: how much per square foot? It is a fair place to begin, but it rarely tells the whole story. Two homes of the same size can end up with noticeably different quotes because of what is under, around, and on the floor today.

Knowing the factors ahead of time helps you spot a quote that is missing something, and it helps you plan your budget with fewer surprises.

1. Total area, including the rooms people forget

The measured area of the rooms is the base of any estimate. Closets, pantries, hallways, and laundry rooms add up, and plank layouts also need a small allowance for cuts and waste. Whether the floor runs continuously through several rooms or stops at each doorway also changes how the layout is planned.

2. What is being removed

Taking out old carpet and pad is usually straightforward. Removing tile, hardwood, or glued-down flooring is more labor, and may be itemized separately. Ask exactly what removal and disposal the quote covers, and for which floor types.

3. Subfloor condition

LVP needs a clean, flat, dry base. Low spots, high spots, and moisture concerns can require leveling or other preparation before planks go down. This is condition-based, so it is hard to price honestly without seeing the floor. Our article on subfloor flatness and moisture explains what installers look for.

4. Stairs

Stairs are detailed work, and they are typically priced by the step rather than by the square foot. The number of steps, whether they have open or closed ends, and any landings all matter. See our notes on transitions, thresholds, and stairs for what to plan.

5. Trim, transitions, and baseboards

Transitions between rooms, reducers where LVP meets another surface, and quarter-round or baseboard work are usually counted by the linear foot. A home with many doorways and open edges needs more of them than a single open room.

6. Furniture, appliances, and access

Moving furniture, or disconnecting and reconnecting appliances, takes time. So can a third-floor condo with an elevator reservation, or a home with limited parking. Tell the estimator about any access details up front.

7. Product choice

Wear layer, thickness, and attached underlayment all differ between products. Partek's rigid-core SPC planks have a 20 mil wear layer, and you can compare all 16 verified colors on our colors page. If you are weighing options, 20 mil versus 22 mil is worth a look before you pay for a difference you may not need.

How to compare quotes fairly

A lower number is only better if it covers the same work. Put quotes side by side and check:

  • Is the price material only, or material plus installation?
  • Does it include removal and disposal of the existing floor?
  • Are stairs, trim, and transitions included or listed separately?
  • What happens if the subfloor needs work, and how is it priced?
  • Is the number based on a measure, or a guess from a phone call?

Frequently asked questions

+ Why can't a quote be exact before someone sees the floor?

Subfloor condition, what is being removed, stairs, and trim are hard to judge from a phone call or photo. A measure turns those unknowns into specifics.

+ Is the measure really free?

Yes. Partek offers a free in-home measure, where we look at your rooms and the details that affect the estimate.

+ Does a bigger room always cost less per square foot?

Not always. Layout, removal, stairs, and prep can outweigh the benefit of a larger area, so each home is quoted on its own details.
