What Is Luxury Vinyl Plank (LVP) Flooring? A Complete Guide
Luxury vinyl plank — LVP — is a multi-layer, plank-shaped flooring engineered to look like hardwood while being far more durable and, crucially, waterproof. Over the last decade it's gone from a budget alternative to the default choice in new homes and renovations across the DMV.
But "LVP" covers a wide quality range, and the differences are hidden inside the plank. This guide breaks down how it's built so you can tell a commercial-grade floor from a bargain one before you buy.
What LVP is made of
Every luxury vinyl plank is a sandwich of engineered layers, and the quality of each one is what separates a floor that lasts 20 years from one that curls at the seams in two. From top to bottom:
- Wear layer — a clear, tough top coat (measured in mils) that takes all the abuse. This is the single most important spec.
- Print film — a high-resolution photographic layer that gives the plank its wood look and grain.
- Core — the structural body of the plank. On rigid-core LVP this is an SPC (stone-plastic composite) or WPC (wood-plastic composite) layer.
- Backing — a bottom layer, sometimes with attached underlayment (an IXPE or cork pad) for sound and comfort.
The wear layer: the number that matters most
The wear layer is measured in mils (thousandths of an inch), and it's the best single predictor of how a floor will hold up. Most bargain residential LVP uses a 6–12 mil wear layer. Commercial-grade product runs 20 mils and up.
A thicker wear layer resists scratches, scuffs, dents, and the fine surface haze that makes cheap vinyl look worn out. If you have kids, pets, or heavy furniture, wear-layer thickness is where you should not economize. (For reference, Partek's floors use a 20-mil commercial wear layer as standard.)
SPC rigid core vs. flexible LVT
The core determines how the plank feels and behaves. Older "flexible" luxury vinyl tile (LVT) is thin and bends in your hands — it's usually glued down and telegraphs every dip and seam in the subfloor beneath it.
Rigid-core LVP is the modern standard. An SPC (stone-plastic composite) core is dense and dimensionally stable: it clicks together and floats over the subfloor, resists expansion and contraction with temperature swings, and stays flat over minor imperfections. That stability is why rigid-core is the spec you want in kitchens, basements, and over concrete slabs.
Is LVP really waterproof?
Quality rigid-core LVP is waterproof through the full plank — the SPC core doesn't absorb water, swell, or warp the way laminate's wood-fiber core does. That's what makes it safe for kitchens, bathrooms, laundry rooms, and basements.
One nuance: the plank is waterproof, but a floating floor is not a sealed, waterproof surface — standing water can still reach the subfloor through the seams over time. For normal spills, pet accidents, and mopping, waterproof LVP is exactly the right tool.
The honest pros and cons
Where LVP wins, and where it doesn't:
- Pro — waterproof, so it goes places hardwood can't.
- Pro — commercial-grade wear layers resist scratches, dents, and pet claws.
- Pro — floats over most subfloors with little prep; fast to install.
- Pro — easy to clean; no refinishing, waxing, or sealing.
- Con — you can't sand and refinish it like solid hardwood (but you never need to, and damaged planks can be swapped individually).
- Con — quality varies enormously; a thin wear layer or a cheap core will disappoint. Always check the spec.
Where LVP works best
LVP is the practical default for main living areas, kitchens, basements, mudrooms, rentals, and any space where moisture or heavy traffic rules out hardwood. It's also a strong choice for open floor plans, where one continuous floor across several rooms makes a home feel larger.
